Plumbing & Property Care for Kiwis Living Overseas

Moving overseas doesn’t mean you stop caring about your property back home. In fact, for many Kiwis now living and working in Australia; or travelling long-term; it often creates a new challenge: who do you trust to look after your property when you can’t be there yourself?

At Water To Waste Plumbing & Drainage, we’re seeing more and more calls from ex-Kiwis living abroad, as well as owners on extended holidays, who need a reliable local team to keep their residential or commercial properties running smoothly while they’re away.

We take that responsibility seriously. When we look after your property, we treat it like part of the WTW family.

A Common Situation We See

You might be:

  • Living and working in Australia

  • On an extended OE or long-term holiday

  • Managing a rental or commercial property from overseas

  • Supporting family members living in your NZ home

Then something happens:

Trying to manage trades from another country, different time zone, and without eyes on the ground can be stressful. That’s where we step in.

How We Support Overseas Property Owners

We act as your trusted local plumbing and drainage partner, handling issues quickly and communicating clearly every step of the way.

Our service commonly includes:

  • Emergency plumbing call-outs

  • Blocked drains and CCTV inspections

  • Stormwater and sewer / wastewater maintenance

  • Septic system servicing and monitoring

  • Hot water cylinder repairs and replacements

  • Preventative maintenance for peace of mind

For commercial properties, we also support:

  • Floor drain and grease system maintenance

  • Compliance-related plumbing checks

  • Ongoing service schedules to avoid downtime

You don’t need to chase multiple contractors. One call, one team, one point of contact.

Clear Communication (Even from Overseas)

Distance shouldn’t mean guesswork.

We provide:

  • Clear explanations of what’s wrong

  • Photos or videos where helpful

  • Straight-up recommendations (fix now vs monitor)

  • Transparent pricing before work proceeds

Whether you’re in Sydney, Melbourne, Brisbane, Perth, or travelling further afield, you’ll know exactly what’s happening with your property back home.

Preventative Maintenance While You’re Away

One of the biggest risks for absent owners is small issues turning into big ones.

We often recommend scheduled maintenance for overseas clients, including:

  • Drain and gully checks

  • Stormwater and cesspit inspections

  • Septic system servicing

  • Leak checks and pressure testing

This proactive approach helps prevent damage, insurance claims, and emergency repairs; especially during Auckland’s wetter months.

Residential and Commercial Properties

We support:

  • Owner-occupied homes

  • Rental properties

  • Commercial buildings

  • Retail and hospitality sites

Whether it’s a family home in West Auckland or a commercial site that needs regular attention, our approach stays the same: do it properly, communicate clearly, and treat the property with respect.

Local, Licensed, and Accountable

We’re not a call centre or a one-off contractor. We’re a local, licensed team of plumbers and drainlayers, backed by experience across West Auckland and surrounding areas. (Kumeu, Henderson, Huapai, Riverhead, Hobsonville, Massey, Te Atatu).

And if your property is not in West Auckland, don’t worry, we are members of the New Zealand Master Plumbers (backed by the Master Plumbers Guarantee) and are connected to a nationwide network of service providers we can work with.

That means:

For many overseas clients, that peace of mind is everything.

Floor drain maintenance tips

Floor Drains and Shower Drains: Why Regular Maintenance Matters

Floor drains and shower drains are some of the most overlooked plumbing fixtures in both homes and commercial buildings. They’re designed to quietly do their job in the background, carrying away wastewater and spills. But when they’re neglected, they can quickly become the source of bad smells, slow drainage, and costly blockages.

At Water To Waste Plumbing & Drainage, blocked floor drains are a common call-out; particularly in commercial spaces where debris builds up faster than most people realise and often need drain unblocking.

What Are Floor Drains (and Why They Matter)?

Floor drains are typically found in:
  • Bathrooms and laundries

  • Garages, driveways and basements

  • Commercial kitchens and bars

  • Food prep areas and wash-down zones

Their role is simple: provide a low point for water to drain away safely. Many also rely on traps to prevent sewer gases from coming back up into the building.
When these drains aren’t cleaned and maintained, they stop doing what they’re meant to do.

Shower Drains Count Too

Shower drains may look small, but they’re one of the biggest offenders when it comes to blockages in residential properties.

Hair, soap residue, body oils, and shampoo products bind together over time, narrowing the pipe until water starts pooling around your feet. What starts as a slow drain can quickly turn into a full blockage; often backing up into the bathroom or adjoining floor drains.

Regular cleaning at the surface level helps, but many issues form below the grate, where some DIY methods can’t reach.

Common Causes of Blocked Floor Drains

Domestic Properties

In homes, floor drains and shower drains commonly block due to:
  • Hair and soap build-up

  • Washing machine lint and detergent residue

  • Dirt, sand, and debris swept into garage drains

  • Dried-out traps allowing smells to escape

Because these drains don’t always see daily water flow, blockages can go unnoticed until there’s a problem.

Commercial & Hospitality Settings

In commercial environments; especially restaurants, cafés, bars, and food courts; the risks increase significantly.
We regularly find:
  • Food scraps swept into floor drains

  • Grease and fats entering through wash-down areas

  • Cleaning chemicals and solids settling in traps

  • High-traffic debris overwhelming drain capacity, remember, that these drains are for water; not rubbish

In these settings, blocked floor drains aren’t just inconvenient; they’re a health risk, a compliance issue, and a potential reason for a kitchen shutdown.

Why Regular Maintenance Is Critical

Routine floor drain maintenance helps:
  • Prevent blockages and overflows

  • Reduce unpleasant odours

  • Protect internal flooring and finishes

  • Maintain hygiene and food safety standards

  • Extend the life of your drainage system

For commercial sites, scheduled maintenance also reduces the chance of emergency call-outs during service hours, when downtime is most costly.

Signs Your Floor Drains Need Attention

Watch for:
  • Slow-draining water

  • Persistent smells near drains

  • Gurgling sounds

  • Water backing up during cleaning or heavy use

  • Visible debris under grates

If one drain is affected, there’s a good chance others in the system aren’t far behind.

How We Maintain Floor and Shower Drains

At Water To Waste Plumbing & Drainage, we don’t just clear the surface and hope for the best.
Depending on the site, we may:
  • Remove and clean grates and traps

  • Clear debris and sediment build-up

  • Jet floor and shower drains to restore full flow

  • Inspect downstream pipework to prevent repeat issues

  • Set up preventative maintenance schedules for commercial clients

Our approach is about fixing the cause, not just the symptom.

Don’t Wait for a Backup

Floor drains and shower drains are easy to ignore; until they fail. Regular cleaning and professional maintenance is far cheaper than dealing with flooded floors, damaged finishes, or lost trading time.
If you manage a home, business, or commercial kitchen and want peace of mind, now’s the time to get ahead of it.

Blocked Drains in Kumeū and Surrounding Areas

Blocked Drain Kumeu

Blocked Drains in Kumeū: What You Need to Know

Blocked drains are one of the most common plumbing call-outs in Kumeū; and one of the most frustrating issues for homeowners. With a mix of rural properties, lifestyle blocks, and newer subdivisions that rely on septic systems or pressurised wastewater mains, drain problems here often have different causes to older gravity-fed suburbs.

As local plumbers and drainlayers working throughout Kumeū and the surrounding area, we see the same issues come up time and time again. Knowing what to look for; and when to call in the professionals; can save you a lot of stress, mess, and money.

Tempted to DIY? Don’t Risk It

It’s tempting to try a quick fix. Google makes it look easy; a coat hanger, a garden hose, or a bottle of drain cleaner and you’re sorted. In reality, DIY drain clearing often makes the problem worse.

On septic and pressurised systems especially, harsh chemicals and improvised tools can:

  • Damage pipework

  • Kill the healthy bacteria your septic system relies on

  • Push blockages further into the system

  • Create expensive downstream failures

Blocked drains aren’t just an inconvenience; they’re a plumbing issue that needs a licensed plumber or drainlayer with the right equipment and system knowledge.

What’s Causing Blocked Drains in Kumeū?

We service homes across Kumeū, Huapai, Waimauku, Riverhead, Taupaki, and surrounding rural areas, and these are the most common causes we see:

Kitchen Drains

Grease, oil, and food scraps slowly build up inside pipes. On septic systems, fats are especially problematic as they don’t break down easily and can overload the solids tank. Scrape plates into the bin or compost, and let fats solidify before disposal.

Toilets

Only toilet paper and human waste should be flushed. “Flushable” wipes don’t break down properly and are a major contributor to blocked drains and septic failures; particularly on low-flow or pumped systems.

Showers & Bathroom Drains

Hair combines with soap scum and residue, forming tough blockages. Removing hair regularly helps, but recurring backups usually mean a deeper issue in the line.

Septic Systems & On-Site Wastewater

This is a big one for Kumeū.

Septic systems require regular maintenance to work properly. When they don’t get it, drains start backing up.

Key maintenance items include:

  • Solids tank emptied periodically, depending on household size and usage

  • Filters cleaned to prevent restriction

  • Dispersal or soakage lines flushed and maintained

  • Monitoring for sludge build-up and system overloading

Neglected septic systems are one of the leading causes of blocked drains on rural and semi-rural properties.

Newer Subdivisions & Pressurised Mains

Many newer developments around Kumeū don’t use traditional gravity sewers. Instead, they rely on pressurised wastewater systems or communal pump stations.

These systems are more sensitive to:

  • Incorrect use

  • Grease and wipes

  • Foreign objects

  • Lack of maintenance

When something goes wrong, backups can happen quickly and affect multiple fixtures.

Early Warning Signs to Watch For

If you notice any of the following, it’s time to act:

  • Slow-draining sinks, showers, or toilets

  • Gurgling sounds or air bubbles

  • Unpleasant smells from drains

  • Water pooling near gully traps, septic lids, or soakage areas

If it keeps happening, it’s not bad luck — it’s a system telling you something’s wrong.

Call the Kumeū Blocked Drain Specialists

At Water To Waste Plumbing & Drainage, we don’t guess. We diagnose. Using CCTV drain inspections, high-pressure drain jetting, and real local knowledge of septic and pressurised systems, we get to the root of the issue and fix it properly.

Whether you’re on a lifestyle block, a legacy septic system, or a newer subdivision in Kumeū, our licensed Master Plumbers and Drainlayers have the tools and experience to sort it; and help prevent it happening again.

Flooded basement

Don’t Let Stormwater Win: Protect Your Property This Rainy Season

Stormwater drain maintenance in Auckland

Stormwater flooding is on the rise across Auckland. Heavy downpours, blocked gutters, and silted cesspits can turn into messy and expensive problems fast. A bit of preventative maintenance now protects your home and section when the rain hits.

Why stormwater maintenance matters

Your stormwater system is designed to move rainwater away from your home; when it is blocked or overwhelmed, water backs up quickly, this could lead to costly flood damages if not considered and dealt with in a timely manner.

Common culprits:

  • Blocked spouting or downpipes

  • Cesspits and sumps filled with silt

  • Debris in stormwater drains or culverts

  • Obstructed overland flow paths

Quick checks you can do today

  • Clean gutters and downpipes; a couple of handfuls of leaves can block the lot.

  • Check cesspits and sumps; if they are full of dirt or silt, the siphon will not draw properly.

  • Walk your overland flow path; keep it clear of garden waste, pallets, sheds, woodpiles, or anything water cannot get around.

  • Inspect grates and covers; they should be clear and easy to lift.

When to call the professionals

Book an assessment if you notice:

  • Pooling water around your house

  • Gutters overflowing in moderate rain

  • Smells or gurgling from stormwater pipes

  • Flooding from a cesspit or sump

We can clear blockages, check capacity, and recommend practical upgrades such as additional cesspits (AdjustaPit), down pipe guards (Marley Curve), or overland flow redirection.

What we do

Book a stormwater maintenance check before the next weather bomb.

FAQs:

Who is responsible for stormwater on my property?

Homeowners are responsible for private drains and fittings within the boundary; Council maintains public assets such as street cesspits and stormwater mains.

How often should gutters and cesspits be cleaned in Auckland?

Plan for twice a year, pre and post winter are our personal recommendations; more often if there are trees nearby or after major storms.

Do I need consent to change my overland flow path?

Minor maintenance is fine; significant changes or diversion may require Council consent. We can advise and coordinate if needed.

What is an AdjustaPit and why install one?

It is a modular cesspit system that improves access and performance. It helps reduce flooding risk where existing pits silt up or sit too low.

Stormwater vs wastewater — what is the difference?

Stormwater manages rain from roofs and hard surfaces; wastewater handles toilets, showers, and sinks. They must stay separate.

Stormwater will not wait for a convenient time.

Granny flats / small standalone dwellings.

Exemption for granny flats
  • Granny Flat Exemptions in West Auckland: What You Need to Know Before You Build

Thinking about building a granny flat in West Auckland? It’s a smart way to add extra living space, create rental income, or keep family close. But before you start, make sure you understand the latest exemption rules. Especially around plumbing & wastewater.

The Ministry of Business, Innovation and Employment (MBIE) now allows some small, detached dwellings to be built without full building consent; as long as they meet strict exemption criteria. This can save time and money, but it doesn’t remove the need for proper planning, professional input, or council involvement.

At Water To Waste Plumbing & Drainage, we’ve simplified the rules into clear, practical checkpoints to help you decide whether your plans for a granny flat qualifies under the exemption or still needs consent.

Source: building.govt.nz/granny-flats

🏠 Building Scope

To qualify for the exemption, your granny flat must be:

  • Detached and standalone – not attached to another house or garage
  • Single-storey only
  • Maximum floor area: 70 m² or less
  • Maximum height: 4 metres
  • Floor level: no more than 1 metre above ground
  • No mezzanines or decks higher than 1.5 metres
  • Lightweight materials – walls ≤ 220 kg/m², roof ≤ 20 kg/m²

These rules are designed to keep granny flats simple, structurally low risk, and easy to build on most standard residential sections.

📐 Site & Location Requirements

Your granny flat build also needs to fit your site correctly:

  • At least 2 metres from all legal boundaries
  • Minimum 2 metres from any other dwelling
  • Cannot cross a title boundary
  • Must comply with local zoning, flood-hazard, and infrastructure rules

💡 Tip: Always check your local Auckland Council planning maps before you start, especially in flood-prone areas or properties with shared driveways.

🚿 Plumbing & Drainage Rules (including Septic Systems)

This is where many projects; particularly rural and lifestyle properties; can come unstuck. Even under the exemption, all granny flat plumbing and drainage must meet the NZ Building Code and be carried out by a licensed plumber or drainlayer.

  • Properties connected to council services must connect to council wastewater, stormwater and water services where available
  • If your property is not connected to council sewer, your existing septic or on-site wastewater system must be:

    ✅ Fit for purpose

✅ Capable of handling the additional loading created by the granny flat

This means the system must be assessed for:

    •Additional bedrooms and occupants

    •Increased daily wastewater volume

    •Soakage capacity and soil conditions

If the existing system cannot cope, an upgrade or replacement will be required, and this may trigger a Resource Consent, even if the building itself qualifies for a consent exemption.

All on-site wastewater systems must comply with:

    • G13 (Foul Water)

    • G12 (Water Supplies)

    • E1 (Surface Water)

      ✅ On-site wastewater treatment must meet AS/NZS 1547:2012

💧 Even small dwellings need proper backflow prevention, pressure management, and stormwater soakage assessments.

Choosing a Master Plumber in West Auckland gives you added peace of mind with the Master Plumbers Guarantee.

👷‍♂️ Who Can Build Your Granny Flat

All building, plumbing, and electrical work must be done by licensed professionals:

  • Licensed Building Practitioner (LBP) – for the structure
  • Plumbers and Drainlayers that are fully licensed – for water and sanitary systems
  • Electricians that are fully licensed – for power and lighting connections

Hiring qualified trades keeps your project safe, compliant, and stress-free.

🏛 Council Involvement

Even when full consent isn’t needed, you still need to work with council.

  • You must notify council before starting and after completing the work
  • Consent is only excluded if every exemption condition is met
  • The build must still fully comply with the NZ Building Code

Skipping these steps could delay your project or void your exemption.

⚠️ Important Considerations

An exemption is not a free pass.

You may still need Resource Consent depending on your zoning, overlays, or site conditions.

Remember that building cannot start until your exemption has been formally accepted by council.

And remember; you’ll still need licensed professionals for design, construction, plumbing, electrical work, and (if required) engineering sign-off.

Think of this as a low-admin project, not a no-admin project.

5 Signs Your Hot Water Cylinder Might Be on the Way Out

Hot showers are one of life’s little luxuries; until your hot water cylinder stops playing ball. Whether it’s a slow decline or a sudden failure, recognising the early signs can save you time, stress, and a cold shower. Here’s what to watch for.

1. Inconsistent Water Temperature

Does your shower go hot, cold, then lukewarm? Fluctuating water temperatures are one of the first signs something’s not right with your hot water system this could be an electrical component or a temperate control valve, either are a relatively easy fix.

2. Strange Noises

Banging, popping, or rumbling? These sounds usually come from sediment build-up heating and moving inside your cylinder or a control valve doing what it should to relieve over pressure or over temperatures in your hot water system. It’s noisy; and it’s a warning, get this looked at sooner than later. (Read about other plumbing issues in our plumbing headaches blog)

3. Leaks or Dampness Around the Cylinder

If you spot puddles or damp spots nearby, your cylinder might have a small leak, loose connection or a failing valve. Small issues can escalate quickly if left unchecked. The damage to your home could be exponential if left unchecked for too long.

4. Rusty or Discoloured Water

Rust-tinted water when using hot taps? It could be a sign your cylinder or old pipework is corroding from the inside, or a valve is nearing the end of its life and the insides are perishing. Time to get it inspected before it causes further damage. While a self tanning shower may be ideal, the hot water system cant operate like this long term.

5. Takes Ages to Heat Up (or Runs Out Fast)

A healthy cylinder should deliver steady hot water. If it’s lagging or not lasting; there may be an issue with the element or thermostat. This is a simple fix your local electrician can help you with.

The Real Cost of Ignoring Gutter Cleaning

Blocked gutters might seem like a minor issue; until they’re not.

Ignoring them can lead to expensive, messy, and entirely avoidable damage to your home or business.

What Happens When Gutters Are Blocked?

Gutters are designed to channel rainwater away from your building. When they’re full of leaves, muck, and debris, water overflows and:

•Soaks into your roofline and soffits; leading to rot, mould, and sagging ceilings.

•Pours down walls; causing exterior damage and internal water ingress.

•Floods foundations or driveways; weakening structures and inviting costly repair bills.

•Attracts pests; like mosquitoes, rats, and birds looking for a nesting spot.

The Cost of Inaction

We’ve seen first-hand what happens when regular maintenance is skipped:

•Roof and spouting repairs: $1,500–$8,000

•Internal ceiling damage from overflow: $2,000+

•Foundation and driveway remediation: $5,000+

•Insurance excess and increased premiums: Ongoing pain

And it could all start with something as simple as a $250+ seasonal gutter clean.

How Often Should You Clean Your Gutters?

We recommend checking and cleaning your gutters:

•Every 6 months (especially after autumn and spring),

•Quarterly, if you have trees near your roofline or are in a high rainfall zone.
